We are looking for
Private Lenders
Are you tired of seeing 3% or 4% percent return on your
certificate of deposit? Did you know you could roll over your 401k into an
IRA and use that IRA or the funds from your certificate of deposit to become a
private lender? Doesn't 12% return on your investment sound like a much
better return than 3% or 4%? That is exactly what we have to offer you.
We will give you 12% interest on your money and guarantee it with a first
or second position on the investment property.
All of our investment properties have a low loan to
value so if we didn't deliver on your 12% you would get much more than that.
You would get the property. We have never had to do that but the deed is
in your hands until the 12% is paid and that's your guarantee it will be paid.
We usually structure all agreements on 2-year contracts with our tenant
buyers. This gives them enough time to cleanup any credit issues and get
them financed.
You
will either receive your 12% within 30 days if it is a quick sale or 2 to 4
months if it takes longer for our tenant buyer to get through the loan process.
The maximum would be 2 years. If our tenant buyer does not exercise their
option to buy within 2 years we will get a standard loan and convert it to a
long-term property and keep it or do a quick sale to another buyer. At
that point you will get your original investment plus your 12% for the 2-year
period. It’s that easy!
